In a Law360 article, real estate partners Jack Creedon and Dan Stanco discussed anticipated trends and opportunities in the real estate sector for 2025.
Jack highlighted that his team has been increasingly advising on private equity deals in student housing. He noted that student housing is cementing itself as an established sector of the real estate industry due to its resilience during economic downturns and the high demand for properties with amenities. Jack mentioned, "Some of them can be like nice resorts. They've got state-of-the-art gyms, pools, and recreational facilities." He also pointed out the advantage of being able to adjust rents year over year, which is beneficial during periods of economic inflation.
Dan expressed optimism about a potential recovery in the office sector in 2025. Despite the sector's challenges over the past few years, he observed a growing focus on office properties in major and tertiary markets. He stated, "I know it's been a very troubled asset class for several years now, and it's still going to take time to improve and reposition itself, but we're starting to see a lot of focus on office in major markets, and even tertiary markets." Dan also emphasized the continued importance of private credit in commercial real estate deals, predicting increased deal activity requiring leverage and the purchase of loans off banks.
